Sherman Terrace

Overview

Sherman Terrace is a two story 10-unit multifamily building located near the corner of 8th and Lincoln in the Capitol Hill area of Denver. Due to its location, Sherman Terrace posed access challenges for the loading and offloading of materials.

Overhead power lines to the West, adjacent building to the north, and two main arteries to the South.

Our production team handled these challenges, all while keeping the project on time and on budget.

LR Contracting Inc. takes the safety of our customers and the surrounding public with the upmost seriousness. At the start of each workday, our production team was on site throughout the project to ensure that their foot traffic control plan was in place. Barriers were then removed at the end of each day to resume normal pedestrian traffic for the evening.

Working on Capitol Hill means there is a high probability of parking and staging challenges. Our production team handled these challenges without inconveniencing their surrounding public.

Age related roadblocks were encountered during the installation of the roof specifically the parapet walls. These 100-year-old walls were constructed of brick and mortar and very brittle. Upon exposing the fragile areas, our production team and roof crew designed a solution to protect the parapet walls. A proper substrate was insured to receive the flashing needed in these areas.

As with most insurance claims, there were shortages in several aspects of the claim. In this case, the insurance company neglected to include necessary materials and labor. At the end of the day, LR Contracting Inc. goes above and beyond for our customers in all aspects of the project-
some noticeable- others behind the scenes.

Thanks to our phenomenal internal support, in-house billing department, and office staff, our production team met every production challenge and budget goal without cutting any corners.

Tapestry Flats

Overview

The following is an actual case study of the Tapestry Flats homeowner’s association conducted by LR Contracting Inc. June 24th, 2015.

Severe HAILSTORMS moved through the east side of Denver. Tapestry Flats is an upscale condominium complex located in the Lowry area of Denver.

It is made up of eight-2- story pitched roof buildings, and an equal number of detached garages. They were referred to LR Contracting Inc. by another HOA client. Tapestry Flats requested that we perform a 20-minute, non-evasive inspection of the complex.

Upon completion, we found a significant amount of undisputable damage. Over three dozen damaged windows, roofing, gutters, paint, screens, garage doors, and more. One of the other advantages is that the association deals with one person from start to finish. He attends all the board meetings, communicates with the billing department during the negotiating process, and coordinates with the building managers during the build out- one person start to finish.

A large repair crew was mobilized to fix the pressing immediate damage, another example of the LR Difference™ always there and always available.

Our office went to work behind the scenes touching every aspect of the project- billing, invoicing licensing, permits, and coordinating- All components & responsibilities. The work that is rarely observed but critical to the overall success of the project. The odds are stacked against the property owners, even with undisputed damage like what was founded at Tapestry Flats.

Westcove Homeowners Association

Overview

Our initial Claim for HAIL and WIND Damage here at Wescove Townhome Association was denied through our insurance company and the local merchant. We were in turn referred to Scott and his team at LR Contracting Inc. and they managed to get the entire claim approved.

It has been a wonderful experience right from the very beginning. This has been the largest single project that we have had here, and it is going to have more of an impact on all of the homeowners and anything that we've ever done in the past. Having new roofs- new gutter system has been huge for us, and it was something that quite frankly we weren’t completely financially prepared to be able to absorb all of the costs associated with it. So having this insurance settlement come through, having the backing behind LR Contracting Inc., having them help us navigate through the process has been huge!

I have a lot of vendors to come into this community and I have never once had homeowners come up to me and thank me or comment on the professionalism, the timeliness, and the quality of work that these guys are doing. That's extremely rare to have that kind of feedback from homeowners, to me it says it all-

Grant Park

Overview

The following is an actual case study for Grant Park homeowner’s association by LR Contracting Inc. for the years of 2015-2016.
Weather Watch- June 24th, 2015. Severe HAILSTORMS in central Denver and surrounding areas.

The Grant Park Association, having been referred to LR Contracting Inc. by another HOA, called and scheduled a complimentary 20--minute inspection. They knew there had been some HAIL, they did not know if they had suffered any real damage. Grant Park is a five-story, 56 unit, urban-green-condominium complex comprised of two buildings within enjoining courtyard and flat roof systems on the 4th and 5th floors. Grant Park is located on the edge of the Cherry Creek in Capitol Hill neighborhoods.

Upon completion of the inspection, it was determined that there was damage to the Duro- Last® Roof Skin, more than two dozen windows, paint, fascia, A/C units, and gutters. Professional representation to make certain that all the damage is found, reported, and accounted for can be tedious, time-consuming, and quite expensive. In our experience, it is also the difference in being fully-repaired or partially-fixed.

LR’s solution-based service is to completely absorb the representation fees when utilized- 100%. In this case it was also determined that the association would benefit from an outside insurance billing professional, known as a “certified public adjuster”. These PA firms are an advocate for the insured- The property owner.

Over the years LR has worked with at least four separate PA firms, and no less than 30 individual PAs. At LR we're well-versed in the process, our liaison officer performed the inspection, met with, and educated the board on the process and timeline. During the investigation and negotiations stage, he proactively attended every board meeting to answer questions and offered status updates. Later during the build out, the same person acted as the contact liaison for all parties; association leadership, owners, and tenants; the team negotiating with the insurance company on behalf of the insured; LR inspectors, production managers, and staff- the same person, ONE PERSON, from start-to-finish.

Afterwards the inspection crews are mobilized to repair initial damage, another example of the “LR difference”- always on call and always available.

Once the PA firm had reached an initial offer and settlement was reached, it went to LR’s internal audit and billing department for review. It was found to have multiple errors- code violations, non-compliant specifications, supervision and cleanup provisions, OSHA® and safety violations, substandard material, and installation processes.

Upon completion of LR’s audit, the overall claim was improved by almost 300%. One of the many LR differences!- Always looking out for you.

All this resulted in a new Class A Fire-Rated Roof, slope to drain effectively, therefore extending their projected lifespan. Improved installation, a manufacturer’s 15-year warranty, 25 new upgraded windows, a complete new oversized gutter system, and new fascia & paint, topped off by LR’s 5-year workmanship warranty- the BEST in the business. The Grant Park homeowner’s association did not know if they had suffered any damage. Thanks to a complimentary, non-evasive, 20- minute inspection, and LR’s liaison officer, they have been made whole!

Overview

On August 23, 2014, “Weather Watch 2014” indicated severe HAILSTORMS in Denver and the surrounding area.

The insurance company said denied- NO DAMAGE. Our client received $4.1 million.

This is by no means an isolated case, we see it all the time. Sausalito is a local 161-unit condominium complex with hundreds of local residents centrally located at Interstate I-225 and E Lliff Ave.

After a severe storm in the summer of 2014, the homeowner’s association board filed a claim and met with their insurance company. During this meeting, the HOA was without representation. The initial verdict- NO DAMAGE/ NO HARM to the property. This outcome was highly questionable AT BEST. It's a common mistake that we see all too often. To meet with your insurance company without representation is like going to court without an attorney. WE SEE IT ALL THE TIME. At this point LR Contracting Inc. was called into the job.

Overview

This is an introduction to one of our commercial projects in Fort Collins. This project consisted of 14 apartment buildings and 3 outer-buildings. In total we installed,

  • 990 squares of roofing,
  • 248 windows,
  • 4-,464 lineal feet of trim,
  • 3,275 lineal feet of gutter & downspout, and
  • 890 gallons of paint.

Daily we had up to 30 installers working on all trades, and we finished this project in 35 days. Rather than focus on the technical aspects of the project, or the hard work that went into getting this claim settled, we'd rather take a moment to read some reviews from the tenants, maintenance technicians, and property managers that live and work at the complex.

The Meadows

Last summer in Iowa we had a couple significant storms, especially a HAILSTORM and then a windstorm. in my 19-years of property management, I've never had as many problems with the roofs as we did last year.

I was told that we probably didn't have enough damage to qualify for an insurance claim, I kind of doubted that, but I wasn't really sure where to go from there until I found LR Contracting Inc. They came in and they reviewed my home, which is in a townhome, and found HAIL Damage. I sent them to my other associations, and they found HAIL Damage at four (4) out of the five (5) associations. All 29 of our board members agreed that we should proceed with LR Contracting and their Public Adjuster and see if we can qualify for an insurance claim- and it was SUCCESSFUL.

We were able to proceed with this process without having to write a check for anything. If they were successful with the insurance company, then the cost of their efforts would be paid through the insurance, and not through the association. - It was a no brainer. Raintree HOA Restoration

Overview

The Raintree HOA restoration project was performed in the fall of 2019 and consisted of 72 separate structures with over 260 residential units. This project included 250,000 square feet of roofing, removal of up to three existing layers of roofing, and the replacement of 21,500 linear feet of gutter and downspout.

Before the project started, LR Contracting Inc. met with the Raintree HOA board to discuss the scope and specifics of the installation. During that meeting, the HOA informed us of their main concerns:
1. A high-quality roofing shingle installed at or above industry standards,
2. Ice Dam protection, and
3. An upgraded warranty.

At LR Contracting we primarily install Owens Corning® roofing products. With this in mind, we recommended installing the Owens Corning® True Definition Duration Shingle with an upgraded 2”x4” drip metal edging. The duration product comes standard with sure nail technology and an unlimited lifetime warranty. To resolve their ice damming concerns, we recommended ice and water shield underlayment around all eaves, valleys, and penetrations. LR Contracting recommended studying each unit’s attic ventilation to make sure that each attic was ventilated properly.

Lastly, we met with our regional Owens Corning® representative to discuss the best warranty options available to the HOA. We settled on Owens corning's top-rated warranty- the Platinum Protection Warranty. This warranty required a complete review of the project with the national inspector from Owens Corning®. LR Contracting worked with the inspector to create specialized installation procedures for this project which were monitor throughout the installation and provide the foundation for a lifetime product warranty that not only includes the roofing materials but also includes 20 years of workmanship coverage.
