Scott Wiens joined LR Contracting in 2012 and serves as Director of Commercial Business Development, specializing in storm restoration and rebuilding solutions for commercial properties, homeowners' associations, and multi-family communities. Overview

The following is an actual case study of the Tapestry Flats homeowner’s association conducted by LR Contracting Inc. June 24th, 2015.

Severe HAILSTORMS moved through the east side of Denver. Tapestry Flats is an upscale condominium complex located in the Lowry area of Denver.

It is made up of eight-2- story pitched roof buildings, and an equal number of detached garages. They were referred to LR Contracting Inc. by another HOA client. Tapestry Flats requested that we perform a 20-minute, non-evasive inspection of the complex.

Upon completion, we found a significant amount of undisputable damage. Over three dozen damaged windows, roofing, gutters, paint, screens, garage doors, and more. One of the other advantages is that the association deals with one person from start to finish. He attends all the board meetings, communicates with the billing department during the negotiating process, and coordinates with the building managers during the build out- one person start to finish.

A large repair crew was mobilized to fix the pressing immediate damage, another example of the LR Difference™ always there and always available.

Our office went to work behind the scenes touching every aspect of the project- billing, invoicing licensing, permits, and coordinating- All components & responsibilities. The work that is rarely observed but critical to the overall success of the project. The odds are stacked against the property owners, even with undisputed damage like what was founded at Tapestry Flats.

Insurance companies save MILLIONS by cutting corners on claims as part of their playbook. Professional representation is CRITICAL for the successful outcome of any claim. Tapestry Flats HOA now enjoys a completely new upgraded roof-
• Over 35 upgraded windows installed to the manufacturer specifications.
• More than 70 new screens and new paint,
• there were over 800 feet of downspouts,
• 8-flatbed trucks and material,
• 11,000 feet of paint,
• over 850 squares of roofing, and
• 15,000 feet of metal including 150 power attic fan covers.

LR handled it all with ease and Tapestry Flats HOA has been returned to pre-peril condition.

Overview

On August 23, 2014, “Weather Watch 2014” indicated severe HAILSTORMS in Denver and the surrounding area.

The insurance company said denied- NO DAMAGE. Our client received $4.1 million.

This is by no means an isolated case, we see it all the time. Sausalito is a local 161-unit condominium complex with hundreds of local residents centrally located at Interstate I-225 and E Lliff Ave.

After a severe storm in the summer of 2014, the homeowner’s association board filed a claim and met with their insurance company. During this meeting, the HOA was without representation. The initial verdict- NO DAMAGE/ NO HARM to the property. This outcome was highly questionable AT BEST. It's a common mistake that we see all too often. To meet with your insurance company without representation is like going to court without an attorney. WE SEE IT ALL THE TIME. At this point LR Contracting Inc. was called into the job.

LR Contracting is a locally licensed general contractor for over 27 years. Licensed in Denver since 1995™, we have TOP LEVEL DAMAGE ASSESSORS with HAAG certified members on our staff. In addition, we have window, roofing, Xactimate®, paint, & OSHA certified people on our team as well. Trained specialists ready and willing to serve you and your unique needs.

Upon our initial review we determined that there was extensive damage to all these units, Roofs, garage doors, siding, gutters, solar panels, air conditioning units, windows, skylight, and even paint. In fact, in our estimation there was extensive damage to all 160+ units. We knew with our boots on the ground approach, that not only had this property been damaged in the original hailstorm but had been hit by an additional hailstorm that our personnel witnessed. The damage was so severe that it even harmed interiors. Before it was over, LR Contracting was called upon to remodel interior home damage as well. Just one of the many benefits our customers received due to LR Contracting being a fully licensed and insured general contractor.

After countless hours of documentation, our initial assessment was correct, and our client was awarded $4.1 million to repair the extensive damage to their homes. Throughout this entire process LR Contracting was there. Our liaison officers navigated paperwork, hosted committee meetings, assisted with the roof selection process, & much more. Our production teams provided emergency repairs to stop all leaking while a viable settlement was reached. ON CALL & ALWAYS AVAILABLE. This is the LR difference.

The project itself was massive:

  • 30+ separate buildings
  • 160+ units
  • The LR Contracting office crew filed and pulled over $160,000 of city and county permits alone.
  • 150 semi trucks of materials
  • 400,000 square feet of roofing
  • Tens-of-thousands of lineal feet of metal
  • Skylights and solar panels to be replaced and retrofitted
  • Literally almost 1,000 residents to coordinate with
  • An army of repair personnel specialists to schedule, coordinate, and follow-up with
  • Staging areas
  • Intensive cleanup

100 dumpsters, trailers, and truckloads of waste to be disposed of all the while maintaining the highest of quality standards and a minimum of resident living disruption and compliance with OSHA safety standards.

Our supervisors ran split shifts and performed at the highest possible level of quality and satisfaction. Overview

This is an introduction to one of our commercial projects in Fort Collins. This project consisted of 14 apartment buildings and 3 outer-buildings. In total we installed,

  • 990 squares of roofing,
  • 248 windows,
  • 4-,464 lineal feet of trim,
  • 3,275 lineal feet of gutter & downspout, and
  • 890 gallons of paint.

Daily we had up to 30 installers working on all trades, and we finished this project in 35 days. Rather than focus on the technical aspects of the project, or the hard work that went into getting this claim settled, we'd rather take a moment to read some reviews from the tenants, maintenance technicians, and property managers that live and work at the complex.

Last summer in Iowa we had a couple significant storms, especially a HAILSTORM and then a windstorm. in my 19-years of property management, I've never had as many problems with the roofs as we did last year.

I was told that we probably didn't have enough damage to qualify for an insurance claim, I kind of doubted that, but I wasn't really sure where to go from there until I found LR Contracting Inc. They came in and they reviewed my home, which is in a townhome, and found HAIL Damage. I sent them to my other associations, and they found HAIL Damage at four (4) out of the five (5) associations. All 29 of our board members agreed that we should proceed with LR Contracting and their Public Adjuster and see if we can qualify for an insurance claim- and it was SUCCESSFUL.

We were able to proceed with this process without having to write a check for anything. If they were successful with the insurance company, then the cost of their efforts would be paid through the insurance, and not through the association. - It was a no brainer.
